Shop Loan Total Interest Calculator (25 Years)

Estimate total interest paid over a loan. This shop version uses a 25-year planning term as its starting point.

—

In plain terms, Total interest is the extra cost of borrowing on top of the amount borrowed, and Total paid is the loan amount plus that interest, so it shows the full amount repaid over the 25-year term.

Formula

Total interest equals monthly EMI times number of payments minus the principal.

How it works

A longer term lowers the monthly payment but raises total interest.

Worked example

Loan amount $200,000, annual rate 6.5 percent, term 25 years. The monthly rate is 6.5 percent divided by 12, which is about 0.5417 percent a month, and the number of monthly payments is 25 times 12, which is 300 payments. Using the page formula, the monthly EMI is $1,350.41, total paid is $1,350.41 times 300, which is $405,124.30, and total interest is $405,124.30 minus $200,000, which is $205,124.30. That is the calculator's own result for these defaults.

Who this term suits for a shop borrower: a family shop planning around its premises, for example a freehold purchase repaid slowly while the shop trades, with the debt reviewed whenever rent, rates, or takings change.

FAQs

Why does a longer loan cost more interest?
More payments mean interest is charged for longer, so total interest rises even if each payment is smaller.

Is this shop calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Why is the 25-year interest of $205,124.30 more than the amount borrowed?
Because interest is charged for 300 months. The monthly payment falls to $1,350.41, but 25 years of interest adds up to more than the $200,000 borrowed, and the shop pays $405,124.30 in total. A lower payment is not a cheaper loan.

How should a shop review a 25-year loan?
Review it whenever takings, rent, or rates change materially, and at least every few years. A loan taken for today's shop may not fit the shop in 10 years, so check whether extra payments or refinancing would cut the $205,124.30 interest bill.

What shop risks grow over 25 years?
Changing high streets, new competitors, rising rents and rates, and equipment that needs replacing several times over. A 25-year loan assumes the shop keeps trading profitably for a quarter of a century, which no forecast can guarantee.
