Investment Simple Interest Total Calculator (25 Years)

Calculate simple interest and the total amount to repay. This investment version uses a 25-year planning term as its starting point.

—

The Interest figure is the extra cost of borrowing over 25 years, and the Total figure is the original amount plus that interest, so the full amount to repay is the Total, not just the amount borrowed.

Formula

Simple interest equals principal times rate times time, divided by 100.

How it works

Interest is charged only on the original principal, not on interest already added.

Worked example

Principal $10,000, annual rate 5%, term 25 years. Using the page formula, simple interest equals $10,000 times 5 times 25, divided by 100, which is $12,500.00. Total to repay is $10,000 plus $12,500.00, which is $22,500.00. That is the calculator's own output for these defaults.

Because simple interest never compounds, the interest grows by the same $500 every year: after 25 years it is 25 times $500, which is $12,500.00. At 25 years the interest is $12,500, more than the $10,000 borrowed, so an investor who only looked at the $500 yearly figure would have badly underestimated the total bill.

Who this term suits for an investor: an investor reviewing a long loan on a property or a business stake, where the interest has grown past the amount borrowed and the question is no longer the monthly payment but whether the asset still justifies the total cost.

FAQs

What is simple interest?
Simple interest is interest charged only on the original amount, not on accumulated interest.

Is this investment calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Why is the interest now more than the amount borrowed?
Because 25 years at $500 a year is $12,500, which passes the $10,000 principal: the longer a simple-interest loan runs, the more the interest dominates the total.

Does a 25-year investment loan really cost $22,500?
On these defaults, yes for interest plus principal, but real loans add fees, taxes and usually compounding, so the true cost is normally higher, not lower.

How should an investor review a 25-year loan?
By rechecking the investment return every few years, not once at the start, because a return that looked safe in year one may not survive 25 years of market change.
