Investment Loan Total Interest Calculator (5 Years)
Estimate total interest paid over a loan. This investment version uses a 5-year planning term as its starting point.
Your result means this: Total interest is the extra cost of borrowing over the full 5 years, on top of the loan amount itself, while Total paid is the loan amount plus that interest, so it is the full amount you will have handed over by the end of the loan.
Formula
Total interest equals monthly EMI times number of payments minus the principal.
How it works
A longer term lowers the monthly payment but raises total interest.
Worked example
Loan amount $200,000, annual rate 6.5%, term 5 years. The number of monthly payments is 5 times 12, which is 60 payments. Using the page formula, the monthly EMI is $3,913.23, total paid is $3,913.23 times 60, which is $234,793.78, and total interest is $234,793.78 minus $200,000, which is $34,793.78. That is the calculator's own result for these defaults. Note how the monthly payment falls as the term lengthens, while total interest rises every time: a longer loan is cheaper each month but more expensive overall.
Who this term suits for an investor: an investor borrowing for a short, defined play, such as a bridge loan to buy, renovate and resell an investment property within about 5 years, where the loan must be cleared from the sale before interest eats the profit.
FAQs
Why does a longer loan cost more interest?
More payments mean interest is charged for longer, so total interest rises even if each payment is smaller.
Is this investment calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Is $34,793.78 of interest over 5 years a lot for an investment loan?
It is about 17 percent on top of the $200,000 borrowed, so the investment must earn well above that, after fees and taxes, just to break even in 5 years.
Why is the monthly payment so high over only 5 years?
The same $200,000 is spread over only 60 payments, so each payment is $3,913.23, even though total interest is the lowest in this group.
Should an investor borrow for only 5 years to invest?
Only when the exit is clear and timed, such as a planned sale or refinance, because a missed exit leaves a large monthly payment with no income behind it.
