Investment Loan Total Interest Calculator (30 Years)

Estimate total interest paid over a loan. This investment version uses a 30-year planning term as its starting point.

—

Your result means this: Total interest is the extra cost of borrowing over the full 30 years, on top of the loan amount itself, while Total paid is the loan amount plus that interest, so it is the full amount you will have handed over by the end of the loan.

Formula

Total interest equals monthly EMI times number of payments minus the principal.

How it works

A longer term lowers the monthly payment but raises total interest.

Worked example

Loan amount $200,000, annual rate 6.5%, term 30 years. The number of monthly payments is 30 times 12, which is 360 payments. Using the page formula, the monthly EMI is $1,264.14, total paid is $1,264.14 times 360, which is $455,088.98, and total interest is $455,088.98 minus $200,000, which is $255,088.98. That is the calculator's own result for these defaults. Note how the monthly payment falls as the term lengthens, while total interest rises every time: a longer loan is cheaper each month but more expensive overall.

Who this term suits for an investor: an investor taking the standard long mortgage on an investment property, where $1,264.14 a month maximises cash flow, but $255,088.98 of interest means the property must deliver decades of rent or growth to justify the loan.

FAQs

Why does a longer loan cost more interest?
More payments mean interest is charged for longer, so total interest rises even if each payment is smaller.

Is this investment calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Is a 30-year term the usual choice for an investment property?
Yes, because the lower $1,264.14 payment improves monthly cash flow, even though total interest reaches $255,088.98.

What is the main risk of a 30-year investment loan?
That rent, rates and property values change many times over 30 years, while the interest bill keeps growing every year the balance remains high.

Should an investor plan to clear a 30-year loan early?
Many do, using rising rents or a later sale, but the plan should not depend on growth that may not arrive.
