Investment Loan Total Interest Calculator (20 Years)

Estimate total interest paid over a loan. This investment version uses a 20-year planning term as its starting point.

—

The Total interest is the amount paid on top of the loan itself over 20 years, and the Total paid is the loan amount plus that interest, so comparing the two figures shows the true cost of borrowing for this term.

Formula

Total interest equals monthly EMI times number of payments minus the principal.

How it works

A longer term lowers the monthly payment but raises total interest.

Worked example

Loan amount $200,000, annual rate 6.5%, term 20 years. The number of monthly payments is 20 times 12, which is 240 payments. Using the page formula, the monthly EMI is $1,491.15, total paid is $1,491.15 times 240, which is $357,875.11, and total interest is $357,875.11 minus $200,000, which is $157,875.11. That is the calculator's own result for these defaults. Note how the monthly payment falls as the term lengthens, while total interest rises every time: a longer loan is cheaper each month but more expensive overall.

Who this term suits for an investor: an investor financing a long-hold rental property, where $1,491.15 a month is comfortable against rent, yet $157,875.11 of interest means the property must rise in value or rent strongly to beat the cost of borrowing.

FAQs

Why does a longer loan cost more interest?
More payments mean interest is charged for longer, so total interest rises even if each payment is smaller.

Is this investment calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Why is total interest now $157,875.11, close to the amount borrowed?
Because interest is charged for 240 months, so even a modest 6.5 percent rate adds up to nearly the full $200,000 principal over 20 years.

Does a 20-year investment loan suit a first-time landlord?
It can, if rent reliably covers $1,491.15 plus costs, but the investor should plan for rate rises, empty months and major repairs across two decades.

What happens if the property is sold after 10 years of a 20-year loan?
The remaining balance is repaid from the sale price, and the interest already paid, about half of the 20-year total by then, is not recovered.
