Investment Loan Total Interest Calculator (10 Years)

Estimate total interest paid over a loan. This investment version uses a 10-year planning term as its starting point.

—

The Total interest is the amount paid on top of the loan itself over 10 years, and the Total paid is the loan amount plus that interest, so comparing the two figures shows the true cost of borrowing for this term.

Formula

Total interest equals monthly EMI times number of payments minus the principal.

How it works

A longer term lowers the monthly payment but raises total interest.

Worked example

Loan amount $200,000, annual rate 6.5%, term 10 years. The number of monthly payments is 10 times 12, which is 120 payments. Using the page formula, the monthly EMI is $2,270.96, total paid is $2,270.96 times 120, which is $272,515.15, and total interest is $272,515.15 minus $200,000, which is $72,515.15. That is the calculator's own result for these defaults. Note how the monthly payment falls as the term lengthens, while total interest rises every time: a longer loan is cheaper each month but more expensive overall.

Who this term suits for an investor: an investor buying a first rental property on a 10-year loan, where rent must cover the $2,270.96 monthly payment plus repairs, vacancies and management costs for a full decade.

FAQs

Why does a longer loan cost more interest?
More payments mean interest is charged for longer, so total interest rises even if each payment is smaller.

Is this investment calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Why does total interest more than double when the term doubles from 5 to 10 years?
Interest is charged on the balance for twice as long, so total interest rises from $34,793.78 to $72,515.15 even though each payment falls to $2,270.96.

Is 10 years a good term for a rental property loan?
It suits an investor who wants the loan gone while still working, provided rent stays above the payment through vacancies and rate changes.

What should an investor check before a 10-year investment loan?
That rent, after costs, still covers $2,270.96 a month in a bad year, not just in a good one, and that the rate is fixed or capped where possible.
