Investment Loan EMI Calculator (5 Years)
Estimate the monthly EMI for a loan from amount, rate and term. This investment version uses a 5-year planning term as its starting point.
The Monthly payment is the fixed amount due every month for 60 months, and the Total paid is that monthly amount multiplied by 60, so the gap between the Total paid and the loan amount is the interest cost of borrowing over 5 years.
Formula
EMI equals principal times monthly rate times one plus monthly rate to the power of payments, divided by that power minus one.
How it works
This assumes a fixed rate and equal monthly payments with no extra fees.
Worked example
Loan amount $200,000, annual rate 6.5%, term 5 years. The monthly rate is 6.5% divided by 12, which is about 0.5417% a month, and the number of payments is 5 times 12, which is 60 months. Using the page formula, the monthly EMI is $3913.23. Total paid over the term is $3913.23 times 60, which is $234793.78, so total interest is $234793.78 minus $200,000, which is $34793.78. That is the calculator's own output for these defaults.
Who this term suits for an investor: an investor buying a rental flat or funding a short business expansion who needs the loan cleared quickly, so the higher EMI must be covered by rental income or business cash flow from the first year, not by hoped-for growth later.
FAQs
What is an EMI?
An EMI is a fixed monthly payment that covers both interest and principal over the loan term.
Is this investment calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Is a 5-year loan too short for an investment property?
It can be, because the EMI of $3,913.23 a month is high, so rental income or business cash flow must cover it from the start; a short term only suits an investor who can afford the payment even in an empty month.
Should rental income cover the $3,913.23 EMI?
Yes, that is the safest test: if rent does not cover the EMI plus repairs, insurance and tax, the investor is paying out of pocket every month and betting on price growth alone.
What if the investment return falls below 6.5% over 5 years?
Then the loan costs more than the investment earns, so the investor loses money even if the asset holds its value; a short loan leaves little time for returns to recover.
