Investment Loan EMI Calculator (10 Years)
Estimate the monthly EMI for a loan from amount, rate and term. This investment version uses a 10-year planning term as its starting point.
The Monthly payment is the fixed amount due every month for 120 months, and the Total paid is that monthly amount multiplied by 120, so the gap between the Total paid and the loan amount is the interest cost of borrowing over 10 years.
Formula
EMI equals principal times monthly rate times one plus monthly rate to the power of payments, divided by that power minus one.
How it works
This assumes a fixed rate and equal monthly payments with no extra fees.
Worked example
Loan amount $200,000, annual rate 6.5%, term 10 years. The monthly rate is 6.5% divided by 12, which is about 0.5417% a month, and the number of payments is 10 times 12, which is 120 months. Using the page formula, the monthly EMI is $2270.96. Total paid over the term is $2270.96 times 120, which is $272515.15, so total interest is $272515.15 minus $200,000, which is $72515.15. That is the calculator's own output for these defaults.
Who this term suits for an investor: an investor buying a rental property or funding equipment for a growing business, where ten years of rent or earnings give the loan room to breathe while the asset still has a long useful life ahead.
FAQs
What is an EMI?
An EMI is a fixed monthly payment that covers both interest and principal over the loan term.
Is this investment calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Why does the EMI fall to $2,270.96 over 10 years?
Because the same $200,000 is spread over 120 payments instead of 60, so each payment is smaller, but total interest rises to $72,515.15 because interest is charged for twice as long.
Is 10 years a good horizon for a leveraged investment?
Often yes: ten years is long enough for rent rises and business growth to help, yet short enough that total interest stays far below the amount borrowed.
Should an investor refinance before 10 years are up?
Only if a lower rate or better terms are available and the fees are smaller than the saving; refinancing resets the clock, so it can raise total interest even while it cuts the monthly payment.
