Home Simple Interest Total Calculator (20 Years)

Calculate simple interest and the total amount to repay. This home version uses a 20-year planning term as its starting point.

—

The Interest figure is the total extra cost over the full term, and the Total figure is the original principal plus that interest, which is the full amount to repay by the end of the 20-year term.

Formula

Simple interest equals principal times rate times time, divided by 100.

How it works

Interest is charged only on the original principal, not on interest already added.

Worked example

Principal $10,000, annual rate 5%, term 20 years. Using the page formula, simple interest equals $10,000 times 5 times 20, divided by 100, which is $10,000.00. The total amount to repay is $10,000 plus $10,000.00, which is $20,000.00. That is the calculator's own result for these defaults. Simple interest adds the same $500 every year, so the interest grows in a straight line: 20 years times $500 is $10,000.00.

Who this term suits for a home household: a home household comparing a long home loan, such as borrowing toward a home purchase or a major renovation, over about 20 years, where the interest alone equals the whole amount originally borrowed.

FAQs

What is simple interest?
Simple interest is interest charged only on the original amount, not on accumulated interest.

Is this home calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Why does the interest equal the full $10,000 after 20 years?
At 5 percent a year, simple interest reaches 100 percent of the principal after 20 years, because 20 times 5 percent is 100 percent. The total to repay is therefore exactly double the amount borrowed.

Is a 20-year simple-interest home loan realistic?
It is a useful comparison figure, but most real home loans over 20 years compound or carry fees, so the real total is usually higher than $20,000. Treat this page as a baseline, not as a lender's quote.

What should a home household check before a 20-year commitment?
Whether the rate is fixed for the whole term, what happens if income falls, and whether extra payments reduce the principal early. Over 20 years, even a small rate rise changes the total a lot.
