Home Loan Total Interest Calculator (10 Years)
Estimate total interest paid over a loan. This home version uses a 10-year planning term as its starting point.
Over 10 years, total interest is the extra amount paid to the lender on top of the borrowed amount, and total paid is the borrowed amount plus that interest, so together they show the full cost of the home loan rather than just the price of the home.
Formula
Total interest equals monthly EMI times number of payments minus the principal.
How it works
A longer term lowers the monthly payment but raises total interest.
Worked example
Loan amount $200,000, annual rate 6.5%, term 10 years. The monthly rate is 6.5% divided by 12, which is 0.0054167, and there are 120 monthly payments. Using the page formula, the EMI is $2,270.96 a month, so the total paid is $272,515.15. Total interest is the total paid minus the principal, which is $272,515.15 minus $200,000, equal to $72,515.15, or 36.3 of the amount borrowed.
Doubling the term from 5 to 10 years more than doubles the interest, from $34,793.78 to $72,515.15, even though the monthly payment falls by more than $1,600. For a home buyer this is the first real trade-off in the group: a much easier month, bought with a much larger lifetime bill.
Who this term suits for a home buyer: a home buyer who wants a manageable monthly payment without letting interest run away, for example a family buying a modest house or flat and planning to stay put, who can commit to a higher payment than the usual 25- or 30-year loan.
FAQs
Why does a longer loan cost more interest?
More payments mean interest is charged for longer, so total interest rises even if each payment is smaller.
Is this home calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Why does interest more than double when the term doubles from 5 to 10 years?
Because interest is charged for twice as many months. The EMI falls from $3,913.23 to $2,270.96, but 120 payments at the lower rate still total $72,515.15 of interest, against $34,793.78 over 60 payments.
Is 10 years a usual horizon for a home loan, or for paying off a smaller home?
It is short for a full home loan and more typical for a smaller mortgage, a second property, or a household clearing the last part of a loan early. It suits buyers who can afford $2,270.96 a month and want the debt gone in a decade.
What if house prices fall in year 3 of a 10-year home loan?
The loan itself does not change: the EMI stays $2,270.96 and total interest stays $72,515.15 on these defaults. A price fall matters if the home must be sold, because the amount still owed may be close to, or above, the sale price.
