Home Loan EMI Calculator (5 Years)

Estimate the monthly EMI for a loan from amount, rate and term. This home version uses a 5-year planning term as its starting point.

—

What this means: the Monthly payment is the fixed amount due each month over the 5-year term, and the Total paid is the sum of all 60 monthly payments, so the gap between the Total paid and the loan amount is the overall cost of borrowing over those 5 years.

Formula

EMI equals principal times monthly rate times one plus monthly rate to the power of payments, divided by that power minus one.

How it works

This assumes a fixed rate and equal monthly payments with no extra fees.

Worked example

Loan amount $200,000, annual rate 6.5%, term 5 years. The monthly rate is 6.5% divided by 12, which is 0.0054167, and there are 60 monthly payments. Using the page formula, the EMI is $3,913.23 a month. Over 60 payments the total paid is $234,793.78, so interest is $34,793.78, which is 17.4% of the amount borrowed. That is the highest monthly payment in this group, but also the lowest total interest, because the debt is cleared before interest has many years to build up. For a home buyer this is a short, sharp mortgage: the monthly payment is high, so it suits a household with strong, steady income that wants the house paid off quickly. All figures assume a fixed 6.5% rate with no fees, taxes or changing rates, and are planning estimates, not promises.

Who this term suits for a home buyer: a household with strong, steady income, for example two earners buying a first flat or a small house, who want the mortgage finished before the next big life cost, such as starting a family or moving to a larger home, and who can afford nearly $4,000 a month without cutting food, bills or maintenance.

FAQs

What is an EMI?
An EMI is a fixed monthly payment that covers both interest and principal over the loan term.

Is this home calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Is $3,913.23 a month realistic for a home buyer?
It can be, but only if the household income comfortably covers it after food, bills, council costs and home maintenance. A payment this high leaves little room if one income stops, so a buyer should check the budget against a lean month, not just a good month.

Why is 5-year interest the lowest even though the EMI is the highest?
Because interest is charged on the balance for a shorter time. A high payment cuts the balance fast, so there are fewer years for interest to build up, and the total interest stays at $34,793.78.

Should a home buyer use savings first, or borrow the full $200,000?
Using some savings as a larger deposit cuts the amount borrowed and the EMI, but it should not empty the emergency fund. A buyer still needs money for moving costs, repairs and a few months of payments if income drops.
