Home Loan EMI Calculator (25 Years)
Estimate the monthly EMI for a loan from amount, rate and term. This home version uses a 25-year planning term as its starting point.
What this means: the Monthly payment is the fixed amount due each month over the 25-year term, and the Total paid is the sum of all 300 monthly payments, so the gap between the Total paid and the loan amount is the overall cost of borrowing over those 25 years.
Formula
EMI equals principal times monthly rate times one plus monthly rate to the power of payments, divided by that power minus one.
How it works
This assumes a fixed rate and equal monthly payments with no extra fees.
Worked example
Loan amount $200,000, annual rate 6.5%, term 25 years. The monthly rate is 6.5% divided by 12, which is 0.0054167, and there are 300 monthly payments. Using the page formula, the EMI is $1,350.41 a month. Over 300 payments the total paid is $405,124.30, so interest is $205,124.30, which is 102.6% of the amount borrowed. At 25 years the interest passes the amount borrowed: $205,124.30 of interest on a $200,000 house loan. The EMI is $1,350.41, which feels manageable, but the total paid is more than double the price of the house. For a home buyer this is the clearest warning in the group that a low payment is not the same as a cheap loan. All figures assume a fixed 6.5% rate with no fees, taxes or changing rates, and are planning estimates, not promises.
Who this term suits for a home buyer: a household buying a forever home on a single income or with tight monthly costs, who need the lowest payment they can get while still building equity, and who understand they will pay more than the house price in total if the loan runs full term.
FAQs
What is an EMI?
An EMI is a fixed monthly payment that covers both interest and principal over the loan term.
Is this home calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Why does interest pass the amount borrowed at 25 years?
Because the balance stays high for so long that interest keeps being charged year after year. Over 300 payments, even a moderate rate of 6.5% adds up to more than the original $200,000.
Is a 25-year home loan ever sensible?
Yes, when the alternative is renting with no equity, or a shorter term the household cannot afford. It is sensible only if the buyer accepts the $205,124.30 interest cost and plans to overpay when income allows.
How do overpayments shorten a 25-year home loan?
An extra payment cuts the balance at once, so the next months of interest are charged on less. Even small, regular overpayments can cut years off the term and thousands off the total interest.
