Home Inflation Adjusted Value Calculator (5 Years)
Estimate what an amount will be worth after inflation. This home version uses a 5-year planning term as its starting point.
What this means: the Future amount is the sum needed after 5 years to buy what the entered amount buys today, so a higher figure shows how much rising prices reduce buying power over that period.
Formula
Future amount equals amount times one plus inflation rate to the power of years.
How it works
Inflation means the same amount buys less over time, so future prices are higher.
Worked example
Amount $10,000, inflation rate 3 percent, term 5 years. Using the page formula, future amount equals $10,000 times 1.03 to the power of 5, which is $11,592.74. That is the calculator's own output for these defaults. The increase is $11,592.74 minus $10,000, which is $1,592.74, so a home cost priced at $10,000 today would need $11,592.74 in 5 years to buy the same thing if inflation ran at 3 percent every year.
Looked at the other way, $10,000 kept aside without any return would buy only about $8,626.09 worth of today's goods after 5 years at 3 percent inflation, because $10,000 divided by 1.03 to the power of 5 is $8,626.09. That is why a home fund left standing still quietly loses buying power, even over a short term.
Who this term suits for a home household: a home household planning a near-term, known home cost, such as a roof repair, a replacement boiler, or a kitchen appliance set due in about 5 years, where the price quoted today will not be the price paid then, and the savings target has to allow for that gap.
FAQs
What does inflation do to money?
Inflation reduces what money can buy, so a sum today will need to be larger in future to buy the same things.
Is this home calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
What will a $10,000 home repair cost in 5 years at 3 percent inflation?
About $11,592.74, if inflation runs at 3 percent every year. That is $10,000 times 1.03 to the power of 5, so the same repair needs $1,592.74 more than it costs today.
Should I set aside $11,592.74 today for a repair due in 5 years?
Not necessarily in one go. The $11,592.74 is the future price of the repair, so it works as a savings target to build toward over the 5 years, and the price should be checked again nearer the time, because real inflation will not be exactly 3 percent every year.
Is 3 percent inflation certain for the next 5 years?
No. The 3 percent is only the rate entered on this page. Real inflation varies from year to year, so the $11,592.74 figure is a planning estimate, not a promised future price.
