Home Equity Calculator

Calculate home equity from current value and mortgage balance.

—

This result shows the value owned outright after the mortgage balance is taken off, and that amount as a share of the home value.

Formula

Equity equals current home value minus mortgage balance.

How it works

Equity is the portion you truly own. It rises as you pay down the loan and if the home's value rises, and falls if values drop or you borrow more against the home.

Worked example

For example, $400,000 − $250,000 = $150,000 of home equity, which is 37.5% of the home value.

FAQs

Can equity be negative?
Yes, if the mortgage balance exceeds the home's value — known as being underwater.

How do I know the value?
A valuation or recent comparable sales, not the original purchase price.

Can I use equity?
Through selling, refinancing, or a home equity loan, each with costs and risks.
