Holiday Loan Total Interest Calculator (25 Years)

Estimate total interest paid over a loan. This holiday version uses a 25-year planning term as its starting point.

—

In real terms, the Total interest is the extra cost of borrowing on top of the amount borrowed, and the Total paid is the amount borrowed plus that interest over 25 years.

Formula

Total interest equals monthly EMI times number of payments minus the principal.

How it works

A longer term lowers the monthly payment but raises total interest.

Worked example

Loan amount $200,000, annual rate 6.5%, term 25 years. The monthly rate is 6.5% divided by 12, which is 0.0054167, and there are 300 monthly payments. Using the page formula, the EMI is $1,350.41 a month, so the total paid is $405,124.30. Total interest is $405,124.30 minus $200,000, equal to $205,124.30, or 102.6% of the amount borrowed. That is about $8,204.97 of interest a year.

At 25 years the interest passes the amount borrowed: the household pays back the $200,000 and then pays more than $200,000 again in interest alone. Stretching from 20 to 25 years saves only $140.74 a month, but adds $47,249.19 of interest. Any holiday purchase financed over 25 years needs a very strong reason, because the interest now costs more than the thing itself.

Who this term suits for a holiday borrower: a household buying a holiday home intended to stay in the family for a generation, for example a cottage the children grow up visiting and later inherit, where the purchase is really a family property decision dressed as a holiday loan, and should be judged as a property purchase, not as trip spending.

FAQs

Why does a longer loan cost more interest?
More payments mean interest is charged for longer, so total interest rises even if each payment is smaller.

Is this holiday calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Why does interest pass the amount borrowed at 25 years?
Because 300 months of interest at 6.5% on a slowly falling balance adds up to $205,124.30, which is more than the $200,000 principal, so the interest alone costs more than the original loan.

Is a 25-year holiday loan ever sensible?
Only when the money buys a lasting asset, such as a holiday home kept for 25 years, and even then the borrower should compare it with a mortgage and count the $205,124.30 interest bill before deciding.

How do overpayments after a good year shorten a 25-year holiday loan?
Any payment above the $1,350.41 EMI cuts the balance directly, so later months charge interest on a smaller balance, which shortens the term and cuts the $205,124.30 total, provided the lender allows overpayments without a heavy fee.
