Farm Loan Total Interest Calculator (35 Years)
Estimate total interest paid over a loan. This farm version uses a 35-year planning term as its starting point.
The Total interest figure is the extra cost of borrowing on top of the loan amount itself, and the Total paid figure is the loan amount plus that interest, so together they show the full amount repaid over the 35-year term.
Formula
Total interest equals monthly EMI times number of payments minus the principal.
How it works
A longer term lowers the monthly payment but raises total interest.
Worked example
Loan amount $200,000, annual rate 6.5%, term 35 years. The monthly rate is 6.5% divided by 12, which is 0.0054167, and there are 420 monthly payments. Using the page formula, the EMI is $1,208.31 a month, so the total paid is $507,489.63. Total interest is $507,489.63 minus $200,000, equal to $307,489.63, or 153.7% of the amount borrowed. That is about $8,785.42 of interest a year. From 30 to 35 years the EMI falls by only $55.83 a month, while interest rises by $52,400.65.
Who this term suits for a farm borrower: a farm being passed to the next generation, for example a young farmer taking over family land with a loan that will still be running when their own children are grown, where the farm, not the borrower alone, carries the debt.
FAQs
Why does a longer loan cost more interest?
More payments mean interest is charged for longer, so total interest rises even if each payment is smaller.
Is this farm calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Why does the EMI floor flatten so much after 30 years?
Because the payment cannot fall below the interest charged each month on a large balance. Once the term is long, extra years add interest months without cutting the monthly payment in any meaningful way.
Who should even consider a 35-year farm term?
Almost nobody, except a borrower buying land that will be farmed by the next generation as well. Even then, the $307,489.63 interest bill should be weighed against saving longer for a larger deposit or borrowing in stages.
What does $307,489.63 of interest mean for passing the farm to the next generation?
It means the next generation inherits a farm still carrying debt, plus a total bill more than two and a half times the amount borrowed. Succession planning should count that burden, not just the monthly payment.
