Farm Loan Total Interest Calculator (25 Years)
Estimate total interest paid over a loan. This farm version uses a 25-year planning term as its starting point.
The Total interest figure is the extra cost of borrowing on top of the loan amount itself, and the Total paid figure is the loan amount plus that interest, so together they show the full amount repaid over the 25-year term.
Formula
Total interest equals monthly EMI times number of payments minus the principal.
How it works
A longer term lowers the monthly payment but raises total interest.
Worked example
Loan amount $200,000, annual rate 6.5%, term 25 years. The monthly rate is 6.5% divided by 12, which is 0.0054167, and there are 300 monthly payments. Using the page formula, the EMI is $1,350.41 a month, so the total paid is $405,124.30. Total interest is $405,124.30 minus $200,000, equal to $205,124.30, or 102.6% of the amount borrowed. That is about $8,204.97 of interest a year. At 25 years total interest passes the amount borrowed: the farmer pays back more in interest than the original loan.
Who this term suits for a farm borrower: a family farm buying land to keep in the family, for example parents borrowing so a son or daughter can take over the farm, where the land itself, not a machine, is expected to outlast the loan by decades.
FAQs
Why does a longer loan cost more interest?
More payments mean interest is charged for longer, so total interest rises even if each payment is smaller.
Is this farm calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Why does interest pass the amount borrowed at 25 years?
Because 300 months of interest at 6.5% on a slowly falling balance add up to more than the original $200,000. The crossing point is a warning: beyond it, interest is the larger half of every total paid.
Is a 25-year farm loan ever sensible?
For land that stays in the family and keeps producing, it can be, because the payment of $1,350.41 a month may be affordable while the land earns for far longer than 25 years. For anything short-lived, it is not.
How do overpayments after a good harvest shorten a 25-year farm loan?
An extra payment after a good harvest cuts the balance directly, so every later month charges interest on less. Even small yearly extras can pull the finish well before 300 payments and cut the $205,124.30 interest bill.
