Farm Loan EMI Calculator (25 Years)
Estimate the monthly EMI for a loan from amount, rate and term. This farm version uses a 25-year planning term as its starting point.
The Monthly payment figure is the fixed amount you would pay every month for the full 25-year term, and the Total paid figure is everything you hand over across all those monthly payments, so the difference between Total paid and the loan amount you entered is the interest cost of borrowing.
Formula
EMI equals principal times monthly rate times one plus monthly rate to the power of payments, divided by that power minus one.
How it works
This assumes a fixed rate and equal monthly payments with no extra fees.
Worked example
Loan amount $200,000, annual rate 6.5%, term 25 years. The monthly rate is 6.5% divided by 12, which is 0.0054167, and there are 300 monthly payments. Using the page formula, the EMI is $1,350.41 a month. Over 300 payments the total paid is $405,124.30, so interest is $205,124.30, which is 102.6% of the amount borrowed. At 25 years the interest passes the amount borrowed: the farmer pays back more in interest than the original $200,000, which is the clearest warning in this group.
Who this term suits for a farm borrower: a farmer borrowing for land to be passed on, for example a family farm bought with the next generation in mind, where the monthly payment must stay low enough for the farm to support a household while the debt runs for a quarter of a century.
FAQs
What is an EMI?
An EMI is a fixed monthly payment that covers both interest and principal over the loan term.
Is this farm calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Why does interest pass the amount borrowed at 25 years?
Because 300 months of 6.5% interest on a slowly falling balance adds up to $205,124.30, more than the $200,000 borrowed. The longer the balance survives, the more interest months it collects.
Is a 25-year farm loan ever sensible?
For productive farmland that will earn for 25 years and more, yes, if the monthly payment leaves room for seed, feed, labour and repairs. For a vehicle or short-life equipment, no, because the asset will be gone long before the debt.
How do overpayments shorten a 25-year farm loan?
An overpayment in a good harvest year cuts the balance at once, so every later month charges interest on less money. Repeated overpayments in good years can cut years off the term and tens of thousands off the $205,124.30 interest bill.
