Farm Loan EMI Calculator (20 Years)
Estimate the monthly EMI for a loan from amount, rate and term. This farm version uses a 20-year planning term as its starting point.
The Monthly payment figure is the fixed amount you would pay every month for the full 20-year term, and the Total paid figure is everything you hand over across all those monthly payments, so the difference between Total paid and the loan amount you entered is the interest cost of borrowing.
Formula
EMI equals principal times monthly rate times one plus monthly rate to the power of payments, divided by that power minus one.
How it works
This assumes a fixed rate and equal monthly payments with no extra fees.
Worked example
Loan amount $200,000, annual rate 6.5%, term 20 years. The monthly rate is 6.5% divided by 12, which is 0.0054167, and there are 240 monthly payments. Using the page formula, the EMI is $1,491.15 a month. Over 240 payments the total paid is $357,875.11, so interest is $157,875.11, which is 78.9% of the amount borrowed. From 15 to 20 years the EMI falls by only $251.06 a month, while interest rises by $44,276.46, so the extra five years buy a small monthly saving at a large total cost.
Who this term suits for a farm borrower: a farmer borrowing at mortgage scale, for example buying farmland or building a farmhouse and barn, where the loan is meant to last a generation of farming and the monthly payment must stay affordable through both good and bad seasons.
FAQs
What is an EMI?
An EMI is a fixed monthly payment that covers both interest and principal over the loan term.
Is this farm calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Is 20 years too long for a farm loan?
Not for land, which can earn for decades, but it is long for machinery. A 20-year loan for a tractor would outlive several tractors. Match the term to what is bought: land can carry 20 years, equipment usually cannot.
Why does the EMI fall by only $251.06 from 15 to 20 years?
Because the EMI floor flattens as the term lengthens. Most of the payment is already covering interest on a large balance, so extra years spread the principal thinner but add many more months of interest, giving $157,875.11 in total.
What happens if the borrower refinances at year 10 of a 20-year loan?
Refinancing restarts the clock, often at a new rate. It can lower the EMI, but it can also extend the debt and raise total interest if the new term is long. Compare total paid, not just the new monthly figure, before refinancing.
