Farm Effective Annual Rate Calculator (40 Years)
Convert a nominal annual rate to an effective annual rate. This farm version uses a 40-year planning term as its starting point.
This Effective annual rate is the true yearly cost of borrowing after compounding, so it is the figure to compare directly between lenders rather than the nominal rate, and over a 40-year farm loan even a small gap in this yearly rate grows into a large difference in total interest paid.
Formula
Effective rate equals one plus nominal rate divided by periods, to the power of periods, minus one.
How it works
More frequent compounding raises the effective rate slightly above the nominal rate.
Worked example
Nominal rate 6%, compounding periods 12 a year, term 40 years. Using the page formula, the monthly rate is 6 divided by 100 divided by 12, which is 0.005, or 0.5% a month, so the monthly factor is 1.005. Raising 1.005 to the power of 12 gives 1.061678. Subtracting one gives 0.061678, which is 6.17%. That is the effective annual rate for these defaults, and it is the same on every page in this group, because the effective rate is a yearly rate: the term does not change it, it only decides how many years that yearly rate applies for.
As an illustration only, not the output of this page, $10,000 growing at the effective 6.17% a year for 40 years would reach $109,574.54, compared with $102,857.18 at a flat 6% a year, a difference of $6,717.36 from monthly compounding alone. This illustration assumes the rate stays fixed for the whole term, with no fees, taxes, withdrawals, or extra deposits, so it is a planning comparison, not a promise.
Who this term suits on a farm: nobody as an ordinary borrowing plan, and that is the point of this page: a 40-year horizon is a lifetime warning, showing how a rate that looks only slightly higher than nominal can still take a large share of a farm's lifetime earnings through compounding.
FAQs
What is an effective rate?
The effective rate is the true yearly rate after allowing for compounding during the year.
Is this farm calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Is 6.17% a year over 40 years actually a poor result for a farm borrower?
It is a warning, not a bargain. A rate only 0.17 points above nominal sounds small, yet over 40 years the illustration gap reaches $6,717.36 on $10,000, so a lifetime loan at this rate takes a large share of earnings through compounding.
Why does the same doubling of effort look so different over 40 years?
Because the effective rate is yearly and unchanging on these defaults, while time multiplies its effect. The 40-year illustration reaches $109,574.54 at 6.17% a year, against $102,857.18 at 6% a year, before fees or taxes.
What should a farm household check before trusting a 40-year rate figure?
That the rate stays fixed, what fees and taxes apply, whether the loan can be repaid early, and whether farm income can be relied on for a whole working lifetime, since no single rate figure can guarantee that.
