Farm Effective Annual Rate Calculator (30 Years)
Convert a nominal annual rate to an effective annual rate. This farm version uses a 30-year planning term as its starting point.
This Effective annual rate is the true yearly cost of borrowing after compounding, so it is the figure to compare directly between lenders rather than the nominal rate, and over a 30-year farm loan even a small gap in this yearly rate grows into a large difference in total interest paid.
Formula
Effective rate equals one plus nominal rate divided by periods, to the power of periods, minus one.
How it works
More frequent compounding raises the effective rate slightly above the nominal rate.
Worked example
Nominal rate 6%, compounding periods 12 a year, term 30 years. Using the page formula, the monthly rate is 6 divided by 100 divided by 12, which is 0.005, or 0.5% a month, so the monthly factor is 1.005. Raising 1.005 to the power of 12 gives 1.061678. Subtracting one gives 0.061678, which is 6.17%. That is the effective annual rate for these defaults, and it is the same on every page in this group, because the effective rate is a yearly rate: the term does not change it, it only decides how many years that yearly rate applies for.
As an illustration only, not the output of this page, $10,000 growing at the effective 6.17% a year for 30 years would reach $60,225.75, compared with $57,434.91 at a flat 6% a year, a difference of $2,790.84 from monthly compounding alone. This illustration assumes the rate stays fixed for the whole term, with no fees, taxes, withdrawals, or extra deposits, so it is a planning comparison, not a promise.
Who this term suits on a farm: a farm household weighing a 30-year mortgage on land or a farmhouse, where the effective rate must be compared lender by lender, because even a small yearly gap grows very large over thirty years.
FAQs
What is an effective rate?
The effective rate is the true yearly rate after allowing for compounding during the year.
Is this farm calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Is a 30-year farm mortgage fairly compared at 6.17%?
Yes, on these defaults. Comparing effective rates, rather than advertised nominal rates, shows which 30-year land or farmhouse loan truly costs more per year, before the commitment stretches across three decades.
Why does the compounding gap reach $2,790.84 over 30 years?
Because the small yearly difference between 6% and 6.17% compounds for 30 years. As an illustration only, $10,000 at 6.17% a year reaches $60,225.75, against $57,434.91 at 6% a year, a gap of $2,790.84, before fees or taxes.
What must a farm family check before a 30-year loan at this rate?
Whether the rate can change, what fees apply, whether overpayments are allowed, and whether farm income can cover 6.17% a year through bad seasons, not just good ones, for the whole 30 years.
