Farm Effective Annual Rate Calculator (25 Years)
Convert a nominal annual rate to an effective annual rate. This farm version uses a 25-year planning term as its starting point.
The Effective annual rate is the true yearly cost of borrowing once compounding during the year is included, so it is slightly higher than the nominal rate when interest compounds more than once a year, and it is the yearly rate to compare when judging the real cost of a loan.
Formula
Effective rate equals one plus nominal rate divided by periods, to the power of periods, minus one.
How it works
More frequent compounding raises the effective rate slightly above the nominal rate.
Worked example
Nominal rate 6%, compounding periods 12 a year, term 25 years. Using the page formula, the monthly rate is 6 divided by 100 divided by 12, which is 0.005, or 0.5% a month, so the monthly factor is 1.005. Raising 1.005 to the power of 12 gives 1.061678. Subtracting one gives 0.061678, which is 6.17%. That is the effective annual rate for these defaults, and it is the same on every page in this group, because the effective rate is a yearly rate: the term does not change it, it only decides how many years that yearly rate applies for.
As an illustration only, not the output of this page, $10,000 growing at the effective 6.17% a year for 25 years would reach $44,649.70, compared with $42,918.71 at a flat 6% a year, a difference of $1,730.99 from monthly compounding alone. This illustration assumes the rate stays fixed for the whole term, with no fees, taxes, withdrawals, or extra deposits, so it is a planning comparison, not a promise.
Who this term suits on a farm: a farm planning across a generation, such as an orchard or vineyard reaching full production, where the effective rate shapes whether the long loan still leaves room for replanting, repairs, and a bad season.
FAQs
What is an effective rate?
The effective rate is the true yearly rate after allowing for compounding during the year.
Is this farm calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Why does the effective rate not fall over 25 years?
Because it is a yearly rate fixed by the nominal rate and the compounding frequency, not by the term. At 6% nominal compounded monthly it is 6.17% in year 1 and still 6.17% in year 25, unless the loan terms themselves change.
What does 25 years of compounding mean for a farm succession plan?
A great deal. As an illustration only, $10,000 at 6.17% a year for 25 years reaches $44,649.70, compared with $42,918.71 at 6% a year, a gap of $1,730.99. Over a generation, that gap affects what is left to hand over.
Is a 25-year effective rate enough to judge a farm loan?
No, it is only the yearly cost. A 25-year plan must also allow for changing rates, fees, bad harvests, and the chance the farm changes hands, none of which this page's single 6.17% figure includes.
