Down Payment Savings Calculator
Find the monthly saving needed to build a down payment by a target date.
The result shows the target down payment and, where current savings fall short, the monthly amount to save over the chosen period after allowing for growth on current savings.
Formula
Target down payment is price times percentage divided by 100; monthly saving comes from the future-value-of-an-annuity formula after growing current savings.
How it works
Closing costs are extra, often 2–5% of price, so consider saving beyond the down payment itself. The rate here is the return on your savings account.
Worked example
For example, a $300,000 home with a 20% down payment gives a target of $60,000.00, and $10,000 of current savings growing at 3% per year for 24 months reaches $10,617.57, leaving $49,382.43 to save, which needs a monthly saving of $1,999.06.
