Business Loan EMI Calculator (30 Years)

Estimate the monthly EMI for a loan from amount, rate and term. This business version uses a 30-year planning term as its starting point.

—

In plain terms, the monthly payment is the fixed amount the business must pay every month for 30 years, and the total paid is the full amount paid by the end of the loan, including interest on top of the amount borrowed.

Formula

EMI equals principal times monthly rate times one plus monthly rate to the power of payments, divided by that power minus one.

How it works

This assumes a fixed rate and equal monthly payments with no extra fees.

Worked example

Loan amount $200,000, annual rate 6.5%, term 30 years. The monthly rate is 6.5% divided by 12, which is 0.0054167, and the number of payments is 30 times 12, which is 360. Using the EMI formula, the monthly payment is $1,264.14. Over 360 payments the total paid is $1,264.14 times 360, which is $455,088.98. Total interest is $455,088.98 minus $200,000, which is $255,088.98. That is 127.5% of the amount borrowed, so the business pays back more than 2.2 times the amount it borrowed.

Who this term suits for a business: A 30-year term suits a business buying premises it expects to occupy for decades, for example a family-run factory or hotel that treats $1,264.14 a month as a long-term occupancy cost. The owner accepts $255,088.98 in interest and the risk that the business may change long before the loan ends, so the premises themselves, not just the payment, must justify a term this long.

FAQs

What is an EMI?
An EMI is a fixed monthly payment that covers both interest and principal over the loan term.

Is this business calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Is a 30-year term normal for a business loan?
For property-backed business loans it is common, because premises are long-lived and the payment stays low. For equipment, stock or working capital it is not normal, because those assets will not last 30 years. The term should match what the loan buys, not just the payment the business wants.

How can the $255,088.98 interest bill be cut?
By paying more than the EMI when cash flow allows, by choosing a shorter term, by borrowing less, or by refinancing to a lower rate later. Each depends on the lender's fees and terms, which this calculator does not include. Even small extra payments early, when interest is highest, reduce the total more than the same extra payments late.

What is a business trading when it chooses 30 years over 5 years?
It trades $220,295.20 in extra interest for a payment that is $2,649.09 a month lower. That freed cash can fund growth, but only if it actually earns more than the extra interest costs.
