Business Loan EMI Calculator (25 Years)

Estimate the monthly EMI for a loan from amount, rate and term. This business version uses a 25-year planning term as its starting point.

—

In real terms, the Monthly payment is the fixed amount due each month over 25 years, and the Total paid is the full sum of all those monthly payments, including the original loan amount.

Formula

EMI equals principal times monthly rate times one plus monthly rate to the power of payments, divided by that power minus one.

How it works

This assumes a fixed rate and equal monthly payments with no extra fees.

Worked example

Loan amount $200,000, annual rate 6.5%, term 25 years. The monthly rate is 6.5% divided by 12, which is 0.0054167, and the number of payments is 25 times 12, which is 300. Using the EMI formula, the monthly payment is $1,350.41. Over 300 payments the total paid is $1,350.41 times 300, which is $405,124.30. Total interest is $405,124.30 minus $200,000, which is $205,124.30. That is 102.6% of the amount borrowed, so the interest alone passes the amount borrowed, by $5,124.30.

Who this term suits for a business: A 25-year term suits only a business where the payment ceiling is the binding constraint, for example a property-backed business that must keep the payment at $1,350.41 to stay cash-flow positive, while understanding it will pay back more than twice the amount borrowed. Such a borrower should have a clear exit or refinance plan from the start, because without one the default outcome is $205,124.30 in interest.

FAQs

What is an EMI?
An EMI is a fixed monthly payment that covers both interest and principal over the loan term.

Is this business calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Why does interest pass the loan amount at 25 years?
Because 300 monthly payments of $1,350.41 add up to $405,124.30, and $205,124.30 of that is interest, which is $5,124.30 more than the $200,000 borrowed. Long terms hide their cost in the number of payments, not in the monthly amount.

Is a 25-year business loan realistic?
Rarely as a first choice: few business assets earn for 25 years, and the business will outlive most of what the loan buys. It is realistic mainly as a property loan or as a planning case for keeping payments low, with a deliberate plan to repay or refinance early.

What exit plan should a 25-year borrower have?
A written plan for how the debt ends before year 25: extra repayments in good years, a refinance when cash flow improves, or selling the asset the loan bought. Without an exit plan, the business pays $205,124.30 in interest by default, so the plan should be made before signing, not in year 20.
