Business EMI Affordability Calculator (30 Years)

Estimate a safe monthly EMI from income. This business version uses a 30-year planning term as its starting point.

—

The Safe monthly EMI result shows the largest monthly payment that stays within the safe share of monthly income you entered, so a higher result means more room in the monthly budget and a lower result means less room.

Formula

Safe EMI equals monthly income times safe share divided by 100.

How it works

Lenders often use a share of income as a guide, but other debts also matter.

Worked example

Monthly business income $10,000, safe EMI share 30%. Using the formula, the safe EMI is $10,000 times 30 divided by 100, which is $3,000 a month. Over a 30-year term that is 360 payments, so the total EMI outflow is $3,000 times 360, which is $1,080,000. As an illustration only, not the output of this page, a $3,000 monthly payment could support a loan of about $474,632 over 30 years at 6.5% a year, using the standard EMI formula. The step from 25 to 30 years adds about $30,324 to the supportable loan, while adding $180,000 to the total outflow.

Who this term suits for a business: A 30-year term suits only a property purchase where the building will still be used by the business in 30 years, for example a freehold workshop or shop. It does not suit equipment, vehicles or working capital, because those assets will be replaced several times while the $3,000 payment continues.

FAQs

How much EMI can I afford?
A common guide is 30 percent of monthly income, but total debts and living costs must also fit.

Is this business calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.

Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.

Is a 30-year term normal for a business loan?
It is normal for property, and unusual for anything else. Lenders offer 30 years mainly against freehold property, not against machinery or stock. A business should ask whether the asset will really last 30 years before accepting a $1,080,000 total outflow for a $474,632 loan at 6.5%.

How can the $1,080,000 total outflow be cut?
By repaying early when income allows, by borrowing less than the maximum the $3,000 payment supports, or by choosing a shorter term with a higher payment if cash flow allows it. Even one extra payment a year, where the lender allows it without a fee, shortens the term and cuts total interest, but the lender's early-repayment terms must be checked first.

What is a business trading when it chooses 30 years over 5 years?
It trades a lower supportable-loan gain for a much larger total bill. A 5-year term at the same $3,000 payment supports about $153,326 and costs $180,000 in total, while a 30-year term supports about $474,632 but costs $1,080,000 in total. The monthly payment is the same, but the long term costs $900,000 more in payments.
