Business EMI Affordability Calculator (25 Years)
Estimate a safe monthly EMI from income. This business version uses a 25-year planning term as its starting point.
The safe monthly EMI shown is the largest monthly payment that stays within the chosen share of monthly income, so a payment above that figure would leave less room for other business costs and debts.
Formula
Safe EMI equals monthly income times safe share divided by 100.
How it works
Lenders often use a share of income as a guide, but other debts also matter.
Worked example
Monthly business income $10,000, safe EMI share 30%. Using the formula, the safe EMI is $10,000 times 30 divided by 100, which is $3,000 a month. Over a 25-year term that is 300 payments, so the total EMI outflow is $3,000 times 300, which is $900,000. As an illustration only, not the output of this page, a $3,000 monthly payment could support a loan of about $444,308 over 25 years at 6.5% a year, using the standard EMI formula. The step from 20 to 25 years adds about $41,933 to the supportable loan, while adding $180,000 to the total outflow.
Who this term suits for a business: A 25-year term suits a business whose loan is tied to a long property lease or a freehold purchase, where the premises and the loan end at roughly the same time. The owner should have a written exit plan, because a business may change premises, ownership or direction well before 25 years are over.
FAQs
How much EMI can I afford?
A common guide is 30 percent of monthly income, but total debts and living costs must also fit.
Is this business calculator exact?
No, it is an estimate for planning only, based on the numbers you enter.
Are these figures financial advice?
No, they are estimates for planning only, not financial advice. Check with a qualified adviser for decisions involving large sums.
Why does interest almost equal the loan itself over 25 years?
Because the payment is spread so thin that the loan is repaid slowly. A $3,000 payment over 300 months totals $900,000, while the loan it supports at 6.5% is about $444,308, so about $455,692 of the total is interest. That is the hidden cost of a very long term, even though the monthly payment looks affordable.
How does a business keep a 25-year affordability plan realistic?
By reviewing it at fixed points, for example every 5 years, and rerunning this calculator with current income. The original $3,000 was based on $10,000 of monthly income; if income grows, the business can repay early, and if it falls, the $3,000 may no longer be safe and the lender should be contacted early.
Should a business raise its safe share for a 25-year loan?
No, a longer term is a reason to be more careful, not less. A 30% share already commits $900,000 over 25 years. Raising the share to 40% would raise the payment to $4,000 and the total outflow to $1,200,000, leaving only $6,000 a month for every other business cost, which is risky over such a long period.
